Brexit

British set their eye on Spanish property post Brexit

The number of Britons seeking a second home in Spain soared in the first week of January as more families cast their sights to the European country amid the lockdown property experts said, post Brexit.

The real estate company Taylor Wimpey Espana found that interest in Spanish properties rose by 39 per cent during the first week of 2021 when compared to the first week the year before despite post-Brexit travel restrictions. It also showed that German interest was also rising.

They also reported a surge of buyers using virtual tours across many site including Mallorca. Even post Brexit when restrictions mean holiday home owners will only be able to spend 3 months in Spain without a visa.

Even with all these restrictions in place it isn’t stopping peoples hopes and dreams of travel and warm Spanish sun being available to them again soon. Owning a holiday home on Mallorca is the perfect antidote to the stresses and strains of life.

Here there are so many beautiful places to reside and the climate means you can enjoy more of the things you love whether that is golf, cycling, hiking, walking or sailing. Dining alfresco is the norm and the wonderful array of beachside restaurants and bars means you will never tire of choosing a new place to dine.

The capital, Palma is a feast for the senses with excellent shopping facilities, art galleries and museums to tour. Mallorca simply has such a wide selection of wonderful things to do, it really is a slice of heaven in the Mediterranean.

Whether you are looking for a 2 bedroom apartment overlooking a marina or a villa up on a hill, there’s a superb selection available here. Enjoy the journey and have fun searching for your new home in the sun. Our sister company Lifestyle Properties is on hand to help you if you need advice on some of the best places to buy.

Build or buy?

When you have a property in Mallorca and there are a few things you’d like to improve, is it best to build or buy? Looking for a new property can be costly and time consuming, and there are probably many things you already love about your current property. It is best to weigh up the pros and cons.

Benefits of a Reform

If you choose to reform your property, this can be as big or small as your imagination. Often clients update a kitchen or a bathroom, then there are those that choose much bigger reforms, knocking down walls and creating different spaces. Older properties benefit from a fabulous location but may need bringing up to date. If you want more space from extra bedrooms to creating an open plan living area this entails planning permissions that we can handle. Our expertise in this field means we can create plans to reflect your dreams. In a society where it is better to recycle than throw away, why not look at your current property and imagine how it can be transformed.

Benefits of buying new

Most of the properties available around the island for sale do have many luxury aspects to them, but if you buy and older property there may still be changes you’ll want. There aren’t too many ‘new builds’ around the island but there is plenty of luxury property. In terms of luxury property, the trend has been though on Mediterranean living with large open plan shared spaces with seamlessly integrated indoor/outdoor spaces. Luxury property comes with wine cellar, cinema rooms, spa facilities or open plan gaming areas. Basements traditionally house these.

It is all about weighing up the pros and cons of buying a new property or reforming the one you have. Here in Mallorca we are experts in handling reforms and our sister company Lifestyle Properties sell luxury Mallorcan property, so we are a one stop shop for all your property requirements.

With over 25 years’ experience of property reforms on the island Lifestyle Building Solutions offer a professional and reliable service to our valued customers. We provide a full spectrum of building services – from kitchen reforms right through to complete property construction. All our work is carried out to the highest standards by our team of qualified and experienced builders and contractors.

Buying & selling property in Mallorca post Brexit

Brexit has dominated the headlines over the last few years and now that it is finally done, things aren’t drastically different. The Withdrawal Agreement signed by the British allows for a transition period until 31st December 2020.

The legalities

If you live in Spain for three months or more a year you should get your documents in order. That means becoming a resident with an NIE and Spanish drivers licence. This will entitle you to free healthcare here in Spain.
The process of buying and selling property in Spain will not change for the British. It’s already the same process for non-EU nationals like the Swiss, Norwegians and Americans, so there’s no reason to expect it to be any different.

We don’t yet know whether Brexit will affect British demand for buying property in Mallorca, but it shouldn’t. The British were buying here long before they were in the EU and if anything, buying a home here is now more straightforward due to legislation passed in 2019.

Why buy here?

The Spanish government encourages other nationalities to invest here and The Golden Visa is a prime example of that. Over the last decade the Spanish property market has seen a steady increase in prices, standards and quality. Last year the price of property in Spain generally was up 3.6% in the 12 months to December 2019 according to valuation firm Tinsa. These statistics are a national average and the price of property in Spain does vary from region to region.

The real thing to watch is the value of the GBP. Choosing the right time to buy when you will get the most for your money is wise. Speak to one of our property specialists who can introduce you to currency specialists who can lock in an excellent rate for you on the exchange.

The benefits of buying off-plan

Whether you are looking for a villa, holiday home or place to retire to here in Spain, buying off-plan has many benefits. Here in Mallorca, we work with tried and trusted developers that know how to choose fabulous locations and top-notch fixtures and fittings.

Firstly, you’ll be buying a brand-new property that benefits from modern design and the latest in energy efficiency. Modern open plan Mediterranean style living is the norm and many properties here are built focusing on the outside space and vista. Open plan interiors are an intrinsic part of the Mediterranean lifestyle and many are built offering outstanding views.

When you buy off-plan you often get the opportunity to personalise aspects of your new property. Those could range from kitchen worktops, tiles and flooring through to adding a gym, chill out area or cinema room on the higher value villas.

Buying off-plan often means staged payments too, so you keep your money earning interest for longer. Quite often, buying off-plan means below market prices at this stage so you are getting real value for money.

What is there to think about when buying off-plan? Well, first and foremost create a list of your must haves then opt for the location that suits your lifestyle best and you can be assured of high quality design and in many cases, the additional benefit of excellent on-site facilities.

We have multilingual property specialists ready to help you through the purchasing process. You could be owning your brand-new home in Mallorca in no time at all.

Are you not interested in buying an off-plan property? Our services can be commissioned to build a new home to your specifications, or indeed to reform one you have already purchased.

Spring in Mallorca

Spring is just around the corner and what better time to enjoy a break on the island to find your perfect holiday home.

For a relatively small island, Mallorca offers a seemingly infinite variety of landscapes and rich and diverse cultural experiences. Whilst you are here get out in the fresh Spring air with a hike or cycle ride in the Sierra de Tramuntana, a UNESCO World heritage site. If walking and cycling aren’t your thing then golf, tennis and horse-riding are all here to be enjoyed.

If you are looking for a home in the sun exploring resorts during the Spring is a deeply pleasurable experience as temperatures are just right. Getting a feel for the resorts you love in different seasons is especially important if you are looking to move here permanently and just as important for a holiday home.

The island is quieter in Spring but does come alive for the Semana Santa celebrations (Easter). Everyone should be a part of these celebrations at least once as it will be moments you treasure forever.

City Life

Palma is a really stunning city, however, exploring its streets in the intense July and August heat can be tough. Spring is a great time to visit as you won’t feel you are walking inside a sauna and its streets are not crowded with tourists. Take your time and enjoy the shopping and dining experience that Palma presents, and we are sure you will make it a regular occurrence.

History & Culture

Whether it’s an historic castle, a tranquil monastery, an ancient Talayotic site, a fascinating museum or a sumptuous estate with a Moorish legacy – Mallorca has history and culture in bucket loads. Superb places to take your visitors when they come to stay.

Relax

The beaches at this time of year are quieter and though there can be the odd cool day, there are likely to be many more where you can relax on the beach and take long lazy lunches in beachside restaurants. This will definitely cement the idea that living here in Mallorca can be the ideal lifestyle choice.

Why now is a good time to buy in Mallorca

Spain and particularly Mallorca has been a popular place to buy a second home or relocate to for many years. It has an enticing mix of friendly people, luxury resorts and stunning and ever-changing countryside where you can enjoy an active outdoor lifestyle. In fact, here are three great reasons why now is a good time to buy in Mallorca.

Spain has been a top holiday destination for over 10 years
Mainly for this reason, if you purchase a property in Mallorca as an investment you are guaranteed an excellent return on investment. The rise in popularity of sites like Airbnb means great apartments and stylish villas are more popular to book than hotels. Mallorca has been the place to see and be seen for decades and tourists come here not just for the climate alone. Visitors can never be stuck for things to here as there are fabulous championship golf courses, up-market marinas and the great outdoor lifestyle means cycling, sailing, walking, hiking and horse riding are popular.

Around 300 sunny days a year
Mallorca enjoys around 300 days of sunshine a year and this means being outdoors year-round is a real possibility. This is a real beach holiday destination and so you can be assured of rentals for a good portion of the season. Long hot summer days are when tourists tend to book in the main, but during the temperate spring and winter seasons visitors often love to trade the icy winters of the UK and other parts of Europe for the milder days in Mallorca.

Fabulous property prices
One thing that is currently making the Mallorca an attractive proposition are property prices. They are rising but have not yet peaked meaning that now is a great time to buy before any further de-valuing of the pound. If you haven’t taken a look at what your euros can get within your budget click here. We have a fantastic selection of properties on the island and these cater for everyone’s budget. Whether you are a seasoned property investor looking for a luxury villa in Andratx or someone looking to buy an apartment in chic Palma, we can help you find the property that works for your budget and lifestyle. Our expertise will help you through the buying process so you’ll be the owner of your new Spanish home in no time at all.

Making your £ work for you

With the unsettling political situation in the UK making the £/euro exchange rate unsteady, this is the time to think about buying your property in Mallorca. With refreshed hopes on the horizon for a Brexit deal the exchange rate has risen to almost 1:14 today and though it certainly isn’t the lowest the exchange rate has been over recent months, it could tumble over coming weeks depending on the outcome of Brexit.
.
The property market here in Mallorca is buoyant and there continues to be some really great deals on off-plan property, so if you are looking at a way to pay for your property in set stages, this is probably the best option for you. This way you can pay a smaller deposit whilst the £/Euro rate is lower and hope then that the unsettling times stabilise.

If you are in a position to either get a mortgage or are a cash buyer looking to buy outright, then picking up a key ready property in a stunning location could be done fairly quickly ensuring you get good value. If you are an investment buyer looking to let out property and earn an income then your investment could start paying for itself in no time at all as visitors to the island remain high.

This is no wonder with a fabulous climate and superb range of outdoor pursuits to fill the time of a holidaymaker. Championship golf courses, great beaches, fine dining and amazing shopping facilities make Mallorca a lovely destination. Couple that with beautiful countryside and chic Palma that begs to be explored and you have an instant recipe for holiday success.

If you are looking to retire here then finding that fabulous villa overlooking the sea or a great little apartment on a golf course won’t be too difficult. Talk to us today about some of the fabulous property deals we have on the market and how to lock in an exchange rate.

Pretty Palma has it all

Palma simply put is one of the most beautiful cities boasting a vibrant mix of cosmopolitan character and endless web of grand historical sights. Streets and squares thrive with life both day and night, so you’re in for an all-round beachside treat. You’ll find everything along the gorgeous, glistening waterfront, so explore on foot to take it all in.

With lively squares both day and night, Palma’s got it all. You’ll see street performers and classic cafés underneath arches, so stopping for a latte’s basically essential. For the brightest nights out over the summer, it has to be Pacha. The global clubbing brand has a stylish venue right by the marina.

For a relaxed afternoon, why not head to the beach? You’ll find stretches of sand with the heralded Blue Flag status, plus shallow waters for a quick paddle. Rent parasols and sun beds, and pull up a chair in one of the numerous bars to enjoy a cold one.

History and Culture

La Llonja might look like a cross between a church and a castle, but this 15th-century building on the seafront was actually once the city’s stock exchange. Today it houses a collection of fine art. The Castell de Bellver overlooks the city, this uniquely round castle has been standing for more than 700 years. For many of those years it was used as a prison, but it now contains Palma’s museum of municipal history, and includes pottery from different eras. It also offers wonderful views over Palma Bay. There is plenty more to see with the Arab Baths and Basilica de Sant Francesc.

Eating & Drinking

Palma is a city made for enjoying gastronomic delights whether that is in a trendy tapas bar or exclusive seafood restaurant but can enjoy a wander around the gastronomic food market in San Juan. The stalls are set up in the modernist complex of S’Escorxador, a former slaughterhouse. The market offers a tempting array of food from around the world, from Thai and Japanese to Spanish and Majorcan. There’s also a cocktail bar and wine section.

Palma is the perfect city break destination and really you could come here just to shop! Property in Palma ranges from exclusive villas to waterfront apartments. If you are looking to buy here in Palma then it will definitely be worthy investment.
